The Eagle Lakes subdivision is a mixed-use development located within the area that is commonly referred to as the 'Eagle River District.' This 75-acre community is situated between State Highway 44 and the Boise River, near the eastern gateway to Eagle, Idaho. The site is currently zoned 'Mixed Use' and has been identified in the comprehensive planning by the City of Eagle as a high density residential and commercial area.
Eagle Lakes Subdivision
Eagle Lakes has been designed with the goals of the Eagle River District in mind. Specifically, the generously sized lots will either front the open water of the two large lakes or private common area. This new community will be located on a private street, allowing Eagle Lakes homeowners privacy and security with an excellent connection to the vibrant and growing City of Eagle. Pedestrian pathways will connect the neighborhood to the Boise River Regional Pathway system, Eagle Lakes retail and shops, and other active recreational opportunities that are unique to the city.
Eagle Lakes Features & Amenities
The proposed project includes nearly 50% open space, almost all of which is usable for recreation and creates a unique sense of place within the community. There will be an extensive pathway network that includes access to the Boise River recreation area. The active recreation lakes will be a unique amenity to Eagle Lakes that can't be found anywhere else in Eagle. The residents of the development will be invited to swim, paddle-board, fish, and enjoy the lakes.
The vast amount of open space in this development, consisting of large lakes and river access, will be a hallmark of the neighborhood and serve as the central vision. All of Eagle Lakes will have direct access to the lakes and the open regions within the community. Access to the Boise River Greenbelt and riverside character are essential elements that give Eagle much of its identity. This plan capitalizes on the natural beauty and recreational opportunities afforded by the Boise River.

The primary access to the site will be from E Riverside Drive, a frontage road providing access to several developments along Highway 44. E Riverside Drive can be accessed from Eagle Rd, Edgewood Ln, and Ancona Ave as well as a new access point on the east end of this project.
