What's Going Up in Downtown Boise

The Downtown Boise skyline is undergoing a continuous change. To the dismay of photographers looking to get the best shot of downtown. Multiple cranes now dot the scene, bringing about exciting new projects. During the recession, like everything else plans and proposals all but ceased to exist. Since then, development has bounced back with a vengeance. In recent years the downtown area has become a hotbed for project proposals and new construction. From new convention spaces to multiple hotels, condos and apartments- there’s a little bit of everything going on. Here are the latest projects and updates on existing ones, going up in and around downtown.
Downtown Boise Newly Announced Developments
Two New Downtown Hotels by the Connector, Gardner Company – The Gardner Company, best known locally for the development of Eighth & Main, unveils plans for two new downtown Hotels. The plan calls for the development of a five-acre lot near JUMP, known as “Parcel B”. Combined, both hotels will offer approximately 300 rooms and an expansive parking garage with over 800 stalls. The new development will also include condominiums above the parking garage, similar to the Aspen Lofts. The company hopes to begin construction by the end of 2015 with a completion date in early 2017.
The Afton – A near Downtown Boise condominium development between Fulton and River streets. The Afton broke ground on October 30th of this year and is being developed by Michael Hormaechea. Once complete, this urban condominium building will consist of 67 one and two bedroom units equipped with dedicated secure parking and private patio space. Future residents will be able to enjoy a rooftop garden courtyard as well as other high-end amenities. Development is made up of two buildings and will take place in two separate phases. Once completed, The Afton will house over 8,000 square feet of mixed-use and retail space on the main level. Completion: Spring 2017.
Apartments at 5th and Idaho Street – While the project is unnamed at this point, developers are proposing a 5 story building that will be home to more than 84 apartments as well as 3000 square feet of ground-level retail space.
Updates on Current Projects
City Center Plaza – Located on the west side of the US Bank building, the Boise City Center Plaza is a 22,000 Sq Ft, 9 story building. Part of the space will be dedicated to the Clearwater Analytics headquarters. The development is made up of two separate buildings, one of which will have 5 stores devoted to retail space, several ballrooms and a sky bridge connecting the project to the US Bank building next door. This site will also include a multi-acre underground transit center for Valley Ride buses. The estimated completion date is June of 2016.
J.U.M.P. – Downtown Boise, located at Front and 9th Street. This site will not only be the future home of the Simplot headquarters, but the unique structure that many of us pass by on a daily basis has been dubbed as a “creative center and community gathering place.” The larger than life structure will feature two ballrooms, conference space, community studios and an outdoor amphitheater. Estimated completion date is Fall of 2016.
College of Western Idaho, Boise Campus – Proposed is a 10-acre campus in what now sits as a vacant lot that borders the Boise River on Main Street in Boise’s West End. While at this time structures have not been proposed, CWI is looking to acquire the land to be able to house an ever-increasing number of students that span their satellite campus’s already in Boise and Nampa. There has been some back and forth in regards to a purchase price for the land, Boise city officials are set to meet on the matter in December of 2015.
