Ada County Home Prices Return to 2022 Peak

After more than four years, Ada County home prices are back at their 2022 peak.

The median sold price reached $602,875 in July, just above the level set in May 2022 and 9.7% higher than a year ago. In Canyon County, the median sold price climbed to $444,995, up 3.7% from last July.

The last time Ada County prices were this high, buyers were competing in a very different market.

In May 2022, inventory was still extremely limited, homes were selling quickly, and mortgage rates were only beginning to climb from historic lows. At that time, Ada County had about 1.5 months of supply, and the median home sold in just six days. Buyers had fewer choices and considerably less negotiating room.

Boise Housing Market Sees More Sales, Flat Prices in First Half of 2026

Treasure Valley home sales increased in the first half of the year, but affordability kept price growth mostly flat across Ada and Canyon counties.

The median sold price in Ada County was $582,000, up just 0.3% from last June. In Canyon County, the median sold price was $435,900, down 0.9% year over year. While prices remained nearly flat year over year, sales activity was stronger than the price numbers suggest.

Closed sales were higher across the first half of the year. Ada County sales rose 17.2% compared with the first half of 2025, while Canyon County sales increased 9.0%. The same was true in June. Closed sales were higher than last year in both Ada and Canyon counties.

Treasure Valley Home Sales Rise as Inventory Tightens

The Boise housing market saw an influx of new listings in May, but steady buyer demand absorbed much of the added supply. 

Treasure Valley home prices remained mostly stable. Ada County’s median sold price was $575,843, down less than 1% from $579,900 last May. Canyon County’s median sold price rose 2.4% year over year to $444,502. 

Buyers are still showing up, but they are not chasing every listing. Payment, condition, and value continue to drive decisions, especially with mortgage rates still holding in the mid-6% range. That helps explain why sales activity improved in May without broadly pushing prices higher.

Boise Market Enters Spring With More Buyers and Stable Prices

April brought more buyers to the Boise housing market, but home prices remained mostly stable.

In Ada County, the median sold price was $545,000, virtually unchanged from last year. In Canyon County, the median sold price rose 3.59% to $429,900. During a time of year when spring activity typically picks up, prices were largely flat.

Stable prices do not mean buyers were sitting still. Pending sales, which reflect homes that went under contract during the month, were notably stronger in April. Ada County recorded its strongest April for pending sales since 2022, when the market was just beginning to feel the effects of rapidly rising mortgage rates. Boise Home Sales Increase as Ada County Prices Dip

After another early hint of spring momentum, March brought a choppier start to the Boise housing market. Home sales rose, but in Ada County prices moved lower.

In Ada County, the median sold price fell to $540,990 in March, down 4.25% from a year ago. That is a softer start to spring than February’s early activity seemed to point toward. In Canyon County, the median sold price rose to $432,490, up 1.76% from last year.

At the same time, the number of closed sales increased in both counties. Ada County recorded 811 home sales in March, up from 675 a year ago, while Canyon County rose to 452 sales from 394.

March closings reflect February decisions. March pricing reflects what buyers were actually willing to pay.
