Treasure Valley housing market update for May 2026 showing rising home sales, inventory trends, and current market activity across Ada and Canyon counties.

The Boise housing market saw an influx of new listings in May, but steady buyer demand absorbed much of the added supply. 

Treasure Valley home prices remained mostly stable. Ada County’s median sold price was $575,843, down less than 1% from $579,900 last May. Canyon County’s median sold price rose 2.4% year over year to $444,502. 

Buyers are still showing up, but they are not chasing every listing. Payment, condition, and value continue to drive decisions, especially with mortgage rates still holding in the mid-6% range. That helps explain why sales activity improved in May without broadly pushing prices higher.
